Understanding HVAC Warranties
Three types of HVAC warranty, what voids each one, how to protect a 10-year Trane warranty, and what to do when you need a claim.
The most important action you can take: Register equipment according to the manufacturer’s written instructions and keep the registration confirmation with your service records.
Manufacturer Parts Warranty
Covers defective parts — compressors, coils, heat exchangers, control boards, motors — that fail due to manufacturing defects. This is the primary coverage most homeowners think of when they say 'warranty.'
Typical coverage:
Warranty terms vary by manufacturer, model, registration status, and installation. Review the written equipment warranty before relying on a coverage period.
Requires:
- Equipment registration within 60 days of installation (critical — unregistered equipment typically receives only a 5-year parts warranty)
- Annual professional maintenance documented by a licensed technician
- Installation by a licensed HVAC contractor
- Equipment installed in its intended application (residential, not commercial)
Labor Warranty (Contractor Warranty)
Covers the cost of labor for warranty repairs. This is provided by the installing contractor, not the manufacturer. Manufacturer warranties cover parts only — labor costs for warranty repairs are separate unless covered by a contractor warranty or extended service plan.
Typical coverage:
Typically 1–2 years on installation labor. Varies by contractor. Junior Collins HVAC includes a 1-year labor warranty on all installed equipment — we stand behind our work.
Requires:
- Service within the labor warranty period
- Problems attributable to installation (not equipment failure or customer-caused damage)
Extended Service Agreement
A voluntary service contract (sometimes called a 'maintenance agreement' or 'service plan') that extends labor coverage beyond the standard contractor warranty, often to 5–10 years. Typically purchased at the time of installation.
Typical coverage:
Cost and coverage vary significantly. Read the specific agreement carefully — some exclude certain parts, have per-call deductibles, or require service through specific providers.
Requires:
- Enrollment at or near time of installation
- Keeping the agreement current (annual payments or upfront purchase)
- Using authorized service providers

What Voids HVAC Warranty Coverage
Skipping annual professional maintenance
This is the most common warranty-voiding condition. Most manufacturers, including Trane, explicitly require annual professional service by a licensed HVAC technician as a warranty condition. Verbal assurances from the installer that 'you don't really need it' don't change the written warranty terms.
Installation by an unlicensed contractor
Equipment installed by someone without a valid NC HVAC contractor license is typically not covered under the manufacturer warranty. Always verify NC contractor license number at ncslbe.org before proceeding — it's a 30-second search.
Failure to register the equipment
Trane and most major manufacturers offer an extended warranty only for registered equipment. Unregistered equipment defaults to the shorter base warranty. Registration must typically be completed within 60 days of installation — don't miss this window.
Homeowner-performed refrigerant work
Adding or recovering refrigerant requires an EPA Section 608 certification. Unauthorized refrigerant handling voids warranty coverage.
Using the equipment in an unintended application
Residential equipment installed in commercial buildings, or equipment operated in conditions outside the manufacturer's specifications (temperature extremes, excessive humidity, improper voltage), may not be covered.
Damage from lack of maintenance (not manufacturing defect)
A compressor failure caused by years of running with low refrigerant or dirty coils is generally not a manufacturing defect — it's a maintenance failure. Manufacturers distinguish between these cases, and documented annual maintenance is your protection.
